How We Work with Estate Agents Partners

We offer our estate agent partners both active (“hands on”) and passive (“hands off”) ways to earn solid commissions.

Active

Our “Active” option is great for agencies that already have their own marketing machine and ability to deal with “front end” aspects of the transaction – such as producing marketing material, handling sales enquiries and viewings.

Sellers can benefit from a 0% auction sales fee as we charge a separate buyers (reservation) fee which we will split (50/50) with your agency. This also means that you retain 100% of your vendor fee.

How the Process Works

Once you identify a property that will work for auction, forward it to our sales / business development team and we will confirm the figures.

We are, of course, more than happy to work with your team to provide suggestions for asking and guide prices at auction.

Property Solvers Auctions are fully registered with NAEA Property Mark (amongst a number of other regulatory bodies) and are well-versed in undertaking the necessary pre-auction HM Land Registry and AML checks, should they be required.

Although not mandatory, we always recommend having a comprehensive auction legal pack in place.  This will encourage stronger bidding activity. We can assist with this process where required.

We will use existing photography, floorplans, EPCs and other marketing material – adapting where necessary to maximise exposure.

Our in-house team can assist with ensuring the auction listing is fully compliant and presented in the optimal way.  We will also stipulate the auction dates

In addition to your own marketing channels, we’ll give the property the extra edge through our own brand – this includes the major portals (Rightmove, Zoopla, Prime Location amongst many more) alongside a well established database of investors and active auction buyers

Your estate agency will handle enquiries and viewings / open days.  Our fully-trained support staff will be at hand to clarify any matters related to how the auction process works.

There are times when prospective buyers will approach us to discuss buying the property before the bidding begins. Should the seller accept, this means that we can process sales within shorter timeframes under auction conditions.

We will register prospective bidders on our bespoke auction platform, undertaking essential AML and other buyer verification processes.

We typically open up our auctions (under RICS Common Auction Conditions) for bidding 6 days before the fall of the online gavel.  Our team focuses on maximising the price and will be the first point of call for prospective buyers.

Once the property is sold at auction we will handle immediate deposit transfers, buyer (reservation fee) produce the auction memo of sale and deal with any other related matters with solicitors or other parties involved.

The seller and buyers can work with your legal partners or we can make recommendations of excellent conveyancing solicitors where required.

There is no fee to pay us and you retain all of your sales fee in addition to a competitive buyer’s fee split that we will pay you on completion.

Passive

Our “Passive” Option is where we bring everything in-house and do all the hard work!

This will suit agents who want to benefit from a fully-managed service and a wide range of cost savings – from Rightmove and Zoopla subscriptions, viewing costs, boards.

Here, we will pay your agency a 1% referral fee upon successful completion of the sale.

We will also explore other reasons (other than price) which may explain why the property did not sell – such issues with the auction legal pack or the manner in which the property was presented to buyers – and make adjustment accordingly.

 

Provided that the presented price is acceptable, pre auction offers are a great way for our seller clients to get the transaction completed quicker and under strict deadlines.

However, should we see significant demand for the property, we would often suggest waiting for the competitive bidding process in order to secure the best possible price.

Should the property remain unsold after the auction process, we will invite bidders and other interest parties to make offers.

In both circumstances, Property Solvers Auctions sales progression team will facilitate a smooth transactional process.
