Notice to Bidders

Please be aware that if your bid is successful on auction day, the Reservation and Processing Fees of £2,550.00 will be taken immediately (if 2% of the price is due, additional funds will be taken over the phone).  Exchange of contracts must happen after 28 days with the 10% deposit paid.  Completion must subsequently happen within the following 28 days.

Buyer Reservation Fee

A 2% + VAT (non-refundable) fee (subject to a minimum of £2,000 + VAT) plus a £125 + VAT processing fee will be due from the winning bidder.

Guide and Reserve Prices

Generally speaking, guide prices are provided as an indication of each seller's minimum expectation, i.e. 'the reserve'. They are not necessarily figures which a property will sell for and may change at any time prior to the auction.

Virtually every property will be offered subject to a reserve (a figure below which the auctioneer cannot sell the property during the auction) which we expect will be set within the guide range or no more than 10% above a single figure guide price.
